The Whole Estate Without Hot Water (4 Days)

Low Hot Water Temperatures The residents of the Curnock Estate are experiencing low hot water temperatures for the last few days. The problem started on January 2012 and it lasted for 3.5 months before the Camden council managed to "fix" it.

The present lack of hot water indicates that either the contractor's repairs (April 2012) were not good enough or that the whole boiler infustructure is falling apart.

We have reported the problem and we are waiting for the Camden Council's response.

In the last few days the hot water temperatures have dropped drastically on the Goldthorpe building - Curnock Estate. Today the hot water is 25 degrees Celcius instead of 50 degrees which means that nobody can have a proper bath again.

The problem has been already reported to your repairs team.

Could you please provide us with an update about the problem and the reasons for this continuous disruption of service since the beginning of the year?

The hot water was returned to service at 11:30 this morning, we do not envisage this happening again as there appears to have been an isolation of the bypass valve which prevented the service working in the event of a heating problem.

We have the system running on manual whilst we investigate the heating issue.

This would tie in with any excessive noise experienced over the past few days.

I will keep you updated, however I have to reiterate that the hot water system itself did not fail.

Thank you for your recent emails, we are currently maintaining 54 deg in the storage vessels and we have engineers on site monitoring the situation.

Unfortunately Mr Bowcutt, who I believe you know, is not a member of the maintenance team, hence the delay in reporting back to you as I needed to ascertain his involvement. He did I believe advise that he would ask someone to investigate as a matter of courtesy but did not undertake any investigation personally.

We are of course concerned that the hot water has had some issues this week after continually performing since March of this year when the works were completed. We will continue to monitor the situation.

For the last few years the residents of the Curnock Street Estate has suffered many days without hot water. During this year alone we did not have hot water for approx 102 days and the problem has not been fixed yet.

Today for example the hot water temperatures are 29 degrees Celsius which far below the standards (50 degrees).

On the 05th March 2012 Mr Wheatman stated in his email to Cllr Roger Robinson: “We have arranged for our partners to underwrite this work confirming that the changes to the system will rectify the recent lower than normal water temperatures.”

Could you please let the residents know about the following?

1) When will your “partners” who have underwritten that work will pay the money back for the unsuccessful repairs to the Camden Council?
2) When will the Camden Council fix the hot water problem?
3) Is the current contractor capable of fixing the problem since they are trying for more than a year without any obvious success?
4) Are there any plans to replace the current inefficient and unreliable heating system with individual boilers inside the properties?

This is getting absolutely mad- year after year Curnock’s hot water in the Autumn and winter ends and residents have no hot water for months. I have complained umpteen times and after a long wait it is fixed….

PLEASE can this be resolved now without any further delay? This heating system is appalling.

As a result of further investigations into the Curnock Street failure, I can report the following:

The heating & hot water failure was caused by a flue dilution fan failing, and in doing so, it tripped the main control board. As this is a safety interlock, the system was shut down on safety grounds

In spite of it being a Sunday we managed to source and fabricate sufficient parts to temporarily reinstate the system, until a permanent solution was found on Monday morning.

As part of the repair we had the control engineers on site to check the overall parameters in case of additional failings.

This is disappointing and we are addressing these issues but rest assured this is not linked at all to previous works that were undertaken on the hot water system.

We are continuing to monitor the situation and will be on site or checking parameters remotely for the rest of the week.

We apologise for the inconvenience caused to residents over the previous week.

The hot water temperature at 10:00am this morning was around 35 degrees Celcius in my flat in Goldthorpe which is not hot enough for a proper shower.

I have already sent an email to the Camden Council and I have spoken to Mr Tony Bowcutt from Apollo who was onsite for another job. He promised to look at the boilers and check the temperatures.
