The GERDA lock on the gate that is located on the Pratt Street entrance of the estate is broken again. It had been repaired at the end of January 2012. Less than three months ago.
I have already reported the repair to the Housing Repairs Team (REF: 7746743).
Since the GERDA lock has been repaired 5 times until now at a great cost for the leaseholders, would it be possible for the council to consider another way of securing that gate?

I have not received any reply from you regarding the issues that I have reported to you including the GERDA lock on the Pratt Street gate for the last month. Is there any reason for that?
Today, I have followed Mr Rexha's advice and I called the repairs team on 020 7974 1211. I spent 45 mins on the phone, spoke with Alan, Inam, and three other people who hang up the phone after they told me that they can not trace the repair. The online reporting repairs forms are delivered in an inbox and most of the times are lost according to your repairs team!!!
None of them apart from Inam was polite and none reported the problem or gave a new reference/job number.
As resident what I suppose to do? Who is responsible for that rude, unprofessional and very incompetent team?
As an estate officer I want to ask you to take some action since this repair is outstanding for a month now and you are aware since day one.

Thank you your online (7746743) received on 24th April 2012 regarding faulty lock to a metal gate on the Curnock Street Estate.
Please accept my sincere apologies for the delay in responding to your enquiry. I can confirm we have now raised order number 1341709/1 with an appointment for Wednesday 23rd May 2012. We are aware the lock was very recently renewed and believe that on this occasion it can be repaired thus avoiding the full cost of renewing the lock. The attending tradesmen will attempt to weld the locking pin to the gate.

I assume that the “stupid” leaseholders will pay the bill again as usual and none of you will take any responsibility for this fiasco.

1) Would it be possible to have some answers to my questions (broken gate, caretaker, etc) addressed to Mr Betts on 24th April 2012?
2) Is Mr Betts still work for the Camden Council because we never receive any answers from him even where there are major problems (lack of hot water, etc). In this case I am waiting for an answer but have received nothing for a whole month, not even a read acknowledgement! If someone has already replaced him please let us know his/her name and email address.
3) Who is responsible for the Housing Repairs inefficiency to deal with the online submitted repairs? Please have in mind that my report could not be found by any member of the repairs team when I called them two days ago.

Why on earth will your engineers repair the GERDA lock if the pole supporting the gate is broken? What would be the point of having a working lock without a gate?

I suppose your proposed repair is only possible to be done by Camden Council employees who do not read residents emails. It is good for your employees because they will visit the site, get paid unnecessarily since they won’t be able to repair the GERDA lock and the broken pole that you haven’t mentioned to them. Then obviously they will arrange another visit, more money for them and less for the leaseholders. Congratulations for supporting the employment in this country.

Please have in mind that I was waiting for a whole month for two answers before I started the “copious emails” as you called them. That happened because nobody bothered to do anything or even reply. The repairs team after 5 phone calls and 45 mins on the phone could not find the online reference number that your own website provided me!!!!
In summary I have reported the repair online, Mr Betts (according to you) sent an email, and after a whole month of waiting nobody had a clue about the repair. If Mr Betts’ emails are ignored, then Ms Morris image what happens to the residents’ emails.
As for the question that I sent to Mr Betts about the caretaker, I would like to say that I think that it is his responsibility or at least he is aware about the caretaker. If not, please correct me.
The fact that the GERDA lock is broken every few months has a negative effect on the estate due to the illegal car parking, loitering, etc. These activities effect the estate for which Mr Betts is responsible. The fact that the GERDA lock is broken so often is something that Mr Betts can raise with the appropriate people inside the council in order for an alternative solution to be found.
Instead of all of these, residents receive no replies, some unprofessional quick replies and of course nobody from the council takes responsibility. Some of them don’t even read Mr Betts emails!!
Ms Morris, my questions to Mr Betts were as follow:
1) “Since the GERDA lock has been repaired 5 times until now at a great cost for the leaseholders, would it be possible for the council to consider another way of securing that gate?”
2) “Has the Camden Council hired a new caretaker? An update would be very much appreciated.”
If the above questions are not Mr Betts responsibility then I was waiting for nothing and for that reason I would be very much appreciate if you could tell me whose responsibility it is to answer the above two simple and straightforward questions.

PS It is apparent from the above that it is the Camden Council’s inefficiency which requires a tenant to be put in a position to have to write so many (“copious”) emails.

A tradesman attended on 23rd May 2012 and found the gate had been damaged by a vehicle. We judged this to be the case due to the nature of the damage. Unfortunately he was unable to repair the gate on this day so another appointment has had to be arranged.
We have booked the same Tradesmen for several hours to attend on 11th June 2012. We hope to be able to straighten the gate structurally and use the same lock if possible.
