Uncompleted Repairs - Complaint

Overdue Repairs and Camden Council's Lies On the beginning of December 2011 we reported many things that needed to be repaired by the Camden Council. Many building lights are broken, gate locks are broken, refuse room doors have broken locks so anyone can enter the building, etc

The Housing Repairs Team has provided us with reference numbers for some of the repairs but not for all. They told us that some lights have been repaired when obviously that is not the case.

For the last 3 weeks we have not received any update or response and for that reason we have launched an official complaint.

Dear Sir or Madam,

As per ALL the previous updates (different repairs) you are wrong again. The lights have NOT been repaired and someone is lying. Either your team or the contractor.

Could you please clarify what is the purpose of those faulty and wrong updates/statements? I am expecting a full explanation and an apology.

I checked the lights this evening and none of them is working!!! Could the contractor explain to me what have they repaired exactly? Please remember that I have sent you pictures with the lights and their exact location.

Is there any news concerning the numerous repairs (see attached emails below) on the Curnock Estate?

It is more than a month without any update or action on your behalf . Many building and pavement lights do not work ( REF: 1269155/1 plus new repairs for which I am waiting for ref numbers), door locks inside the refuse rooms are broken ( REF: 1265642/1 ), gates are wide open because Gerda locks are broken by the contractors ( REF: 1266377/1 ), cars using pavements inside the estate as a parking space inside the estate because Gerda lock is not fix for months and months, etc

Is anybody in the Housing Repairs Team or the whole department doing anything about those repairs? Could someone with authority sort this mesh please?

I met the contractor on site today and repaired all of the outstanding estate lights mentioned in your email. I will re-attend this evening (approximately 17:00 - 17:30) to inspect the remainder of estate for any nonworking lights.

The lock on the refuse room was repaired on Friday 13 th January 2012, whereas the gerda lock is beyond repair and needs renewing. I have raised an order today for the contractor to order and install a new Gerda lock. I will contact you again with an appointment date once the lock has been delivered.

2) The building light in Darfield that I have reported is STILL broken in contrast with your email. See attached images.

3) Two more lights between The Marr and the Goldthorpe building are nonworking. See attached images.

4) Central Heating and Hot water services were turned off and left on that state after the repairs! Residents had to stay in cold flats and without hot water for the whole evening!

QUESTIONS

- Would it be possible for the above lights to be repaired?
- Could you please arrange for the contractors to switch on the heating and hot water after the repairs?
- What were the reasons for those huge delays? Shall I contact you for any future repairs? Is there any point of contacting the Housing Repairs Team since they rarely reply? I am still waiting for the reference numbers!!

I attended last night and identified all non-working communal lights including the ones specified in your latest email. The lights you have listed in your email were difficult to indentify during daylight. This is because they are operated by automatic sensors and only come when it becomes dark. The best time to identify this type of light is during the evening, which is why I returned at 5:30pm. I have attached a list of the non-working lights.

I have addressed your additional questions as follows:

- The order number for the lights is 1281378/1. The contractor will attend as soon as possible. I anticipate these should be completed by the end of this week.

- The communal lighting circuits are in no way related to the communal heating system. The heating failure was coincidental however; I understand engineers have now rectified the problem.

- Delays occurred due to an oversight on our part. Orders were raised to repair the lights but we did not give the contractor sufficient information regarding their location. I have raised this matter with the Contact Centre so that lessons can be learned.

- Unfortunately, you are unable to contact me solely in regards to future repairs. You should continue reporting day-to-day repairs via the usual channels. You can contact me regarding the gerda lock and the lights until we have reached a satisfactory solution.

Is there any news concerning the Gerda Lock repair (Pratt Street Gate)?

Could you please confirm if the new Gerda lock will be paid by Camden Council or the Apollo Group? Please have in mind that the lock was broken during the major heating works that Apollo completed on the Curnock Estate. The Apollo Group had promised to leave the site "as it was before". The Gerda Lock was OK when they started the major works.

Presently the renewal of the lock has been funded by the repairs service. However, if through my investigations I am able to prove the damage was caused by Apollo then we will retrieve our costs from them.
